Planning your summer holiday months ahead sounds excessive until you understand how the calendar actually works: the best options do not run out in July, they run out in March. This article proposes a month by month schedule, from January to the day you leave, so you reach August with everything settled and without having paid for accommodation.
Why lead time decides the summer
There is an asymmetry almost nobody accounts for. In July everybody is searching at once and what remains is whatever nobody wanted. In February the supply is untouched and the competition is minimal.
That applies to flights, but it applies far more to home exchange, where there is no infinite stock: each home can host only one family on any given date.
The calendar for planning your summer holiday
- January. Publish or refresh the listing with new photographs and mark the weeks you could travel. This is the decisive month.
- February. Define an area, not an address. A region or a district, so there is enough supply. Start sending requests.
- March. Three to five personalised requests a week. This is when the best agreements close.
- April. Settle the agreement: exact dates, number of people, pets, parking. Sign it.
- May. Book flights or plan the drive, and reserve anything that sells out.
- June. Write or update the house rules and the practical guide.
- Two weeks out. Deep clean, empty wardrobes, bedding, and fix whatever is broken.
- The day before. One last walk through the house, looking at it the way the arriving family will.
The three decisions to take first
Dates before destination. With school age children the dates are the rigid variable. Check your local term dates on the official school holiday calendar, and note your real margin of flexibility as well.
How far you can move the dates. Three days of margin multiplies the options available. It is the single detail that unlocks the most agreements.
Which formats you accept. If you are open to deferred or points based exchanges, say so in the first message: it completely changes the number of homes within reach.
If it is already May and you have not started
- Widen the area. If there is nothing on the coast, look twenty miles inland.
- Move the dates to June or September, where supply is still plentiful.
- Use the points system, which does not depend on anybody wanting your home on those exact dates.
The mistake of waiting for the perfect destination
Many people delay publishing their listing because they do not yet know where they want to go. It is exactly the wrong way round: the published listing is what generates proposals, and very often the destination turns out to be one that was never on the original list and proved better.
Publishing in January with no destination decided is the single most effective strategy there is.
